The successful candidate will bring the following to the role:

  • An enthusiastic and caring individual with experience of working with older people.
  • Confidence in establishing and building up links with community agencies, voluntary organisations and other groups to support the aims of the service
  • Is comfortable to lone work and can show initiative to make decisions for themselves
  • Enjoys providing a first-class customer experience to residents, contractors and internal colleagues
  • Ability to contribute to the continuous improvement of the Muir Living Service provided to older residents  
  • Positive and open to change and able to contribute positively to a culture of evaluation and improvement
  • Ability to organise successful opportunities for residents to engage with the wider community to reduce social isolation

Job Purpose:

  •  To provide an effective Housing Management and Tenancy Sustainment service to our older residents living within our Muir Living Schemes .

 

Main Duties & Responsibilities:

  • Provide a responsive and customer focused Housing Management service which keeps our older residents safe, secure and supports them to live as independently as possible
  • Support customers with a wide range of vulnerabilities and support needs in a person-centered way to successfully live independently.
  • Effectively manage the community alarms procedure on site including carrying out reassurance calls and wellbeing checks where necessary.
  • Provide tenancy support to customers and resolve issues such as anti-social behaviour, poor property condition and other breaches of tenancy.
  • Work in partnership with colleagues to assist residents to pay rent and service charges.
  • Work with residents to assist in organising and coordinating successful opportunities for residents to reduce social isolation and manage a budget for this.
  • Ensure empty properties are re-let in the most efficient and effective way by adopting an innovative and dynamic approach to marketing and allocating.
  • Ensure lettings are managed in line with the allocations procedure and recorded and evidenced correctly.
  • Take ownership and responsibility for dealing with resident queries and complaint related issues.
  • Promote the principles of safeguarding whilst having a comprehensive understanding of vulnerable adult issues and child protection
  • To be responsible for monitoring the work of contractors providing services on schemes such as grounds maintenance and cleaning

 

Main Duties & Responsibilities continued:

  • Ensure Health and Safety and building security is maintained . This includes completing regular inspections, managing all communal areas to ensure health and safety regulations are complied with, keeping areas free from hazards, managing contractors on site, checking the fire safety equipment and all Community Alarms equipment on a regular basis, implementing recommendations from Fire Risk Assessments and ensuring that we have PEEPs and PCFRAs in place to help manage Fire Safety effectively.
  • Deliver performance to various agreed KPIs, building management, health and safety, voids, ASB, tenancy sustainment and social value.
  • Ensure all information required by the call monitoring provider is provided in a timely manner and is regularly updated.
  • Explore external funding opportunities to enhance the Muir Living Service.
  • Assist and liaise with residents, family members and partner agencies to identify and accommodate changing needs and prepare in moving to more suitable accommodation where required.
  • Develop effective relationships and work in partnership with specialist agencies to ensure that any additional needs of customers are met.

 

General Duties & Responsibilities:

  • Ensure all health and safety related policy, procedures, safe systems of work and control measures are implemented.
  • Ensure all our records are accurate and maintained in line with appropriate guidelines including confidentiality and GDPR and make effective use of our ICT applications.
  • Work with colleagues to develop specialist skills focusing on social inclusion, financial inclusion, keeping people safe and customer satisfaction.
  • Develop and take ownership of establishing partnerships in the local area.
